Real Estate A Guidebook by |

This
guidebook is for adventuresome souls considering purchasing, renting or building
a property in France. It's accent on the south
of France is because the author, Tony Perla, happens to live there. Like
him, you may want to live in one of the loveliest spots on earth, to benefit from
its nearly eternal sunshine, its refined culture, relaxed ways, history, cuisine and
wines ... in short, all the goodness it has to offer.
Transacting property in a foreign country is a
challenge to even the sharpest people. Its acquisition involves a
considerable financial investment representing a significant part of our net worth.
So, nobody wants to get it wrong and end up with a nightmare instead of a dream
house. As with all investments, "due diligence" are the key words, prudence the
priority, and
obtaining clear information in order to assess risk (and value) are the
imperatives that will help guaranty a trouble free negotiation/transaction
of French properties.
Due diligence begins with this guide. It will lead you
through the maze of transacting and conveyancing in France where obtaining information is often a
hurdle - not only if you speak French, but especially if you don't. A buyer must
understand:
- Local customs and habits that affect property values,
- The risk (when the risks are probably quite different from those to which one is habitually familiar),
- The role played by various intermediary services, such as realtors, bankers, insurance companies, public notaries, local regulatory authorities, builders, workmen, etc., etc., etc. ....... ad nauseam,
- The particular (and often peculiar) set of local values/criteria/customs that may determine a property's worth, and
- The most difficult of all, local mentality.
South of France Real
Estate lifts the veil
on the above mysteries. The book is frank, forthright and pragmatic. There are three printout questionnaires that will
assist you in obtaining the information you need to know when purchasing a plot
of land, building a villa or simply renting. (A lexicon explains French real
estate vocabulary.) The questionnaires ask the right questions to help you avoid costly mistakes -
so they alone will be worth many, many times over the modest price of the book itself.
